This Week's Dallas-Fort Worth Deal Sheet

Woodfield Development broke ground on Northwest Village, a $101M multifamily project in North Fort Worth.

The development will feature 455 luxury apartments across two buildings and includes structured parking. Woodfield closed on the property at the corner of Roaring River Road and State Highway 114 in June.

“Consistently ranked as one of the fastest growing cities in the U.S. and buoyed by nation-leading population growth, we look forward to expanding our firm’s presence in Fort Worth and throughout the Lone Star state,” Woodfield Development partner Adam Soto said in a statement. 

The project team includes general contractor OHT Partners, architecture firm Corgan, interior designer Thrive Interior Design and civil engineer Westwood. The first apartments are slated for completion in early 2026.

PEOPLE

Foundry Commercial hired Beth Lambert as executive vice president. In this role, Lambert will leverage her experience in investment sales, debt origination/structuring and equity raising to serve clients across various asset classes, including industrial, retail, multifamily and office. She will be based in Dallas but serve clients nationwide.

Pfluger Architects hired David Young as communications and engagement manager. A retired superintendent and educator, Young brings significant experience in community engagement, board communications and bond planning. He will serve as a firmwide leader based in the Dallas office.

Youth 180 sold a 10K SF building at 201 S. Tyler St. in Oak Cliff to AIDS Services of Dallas. Youth 180 will lease about half of the space back from ASD for administrative purposes and ongoing services. Solender/Hall brokered the transaction on behalf of both nonprofits.

SALES

Leon Industrial sold Airport Commercial Center, a 60K SF Class-A industrial building at 4310 N. Belt Line Road in Irving. This is the first sale for Leon’s expanding industrial platform, totaling about 4M SF of existing and planned projects.

One Community Church purchased 10 acres at the corner of U.S. 75 and the Collin County Outer Loop in Anna. Josh Bryan of Bryan Land Group and Vardhan Reddy of ReKonnection brokered the sale.

Lennar purchased a 47-acre property in Aubrey off FM 2931 for a planned mixed-use development. Bryan Haggard Land Group's Josh Bryan brokered sale. He worked closely with the owner and his listing partners, Tonya Peek and Lori Clark from Coldwell Banker, to market the property.

Calvera acquired 27TwentySeven, a 152-unit apartment complex in Dallas. The purchase is Calvera's second in DFW and the first for its latest investment fund, the Calvera Income and Growth Fund.

An investor group led by Vijay Borra of DFW Land purchased 18 acres in Prosper at the intersection of Mahard Parkway and Prairie Drive. DFW Land previously closed on an adjacent 71 acres in May. David Davidson Jr., Edward Bogel, Ryan Turner and Collins Meier of Davidson Bogel Real Estate brokered the transaction and will continue to market the property.

CONSTRUCTION AND DEVELOPMENT

Pickleball Kingdom opened June 1 at 1301 Custer Road in Plano. The facility includes 15 indoor courts, four dink wall simulators, a grab-and-go snack bar, a pro shop, lounge and meeting areas, and locker rooms.

Shoal Creek Capital will soon deliver Trinity Industrial Park, an 80K SF Class-A distribution and warehouse park. Located at 8733 N. Stemmons Freeway near Regal Row, the project is the first ground-up industrial development in the Brookhollow submarket in more than 15 years. Chase Miller and Mark Miller of NAI Robert Lynn are leasing the project, which is expected to be complete in July.

Vero Sade completed its multimillion-dollar renovation of 3700M, a 381-unit luxury high-rise at 3700 McKinney Ave. in Uptown Dallas. Good City Studio led the project. Included in the renovations was a redo of the building’s previously underutilized ground-floor lobby, which was transformed into a two-story, 6K SF multipurpose venue.

The city of Richardson and Shop Development entered into a partnership that will support planned upgrades at Promenade Shopping Center along Coit Road, south of Arapaho Road. Over the next two years, Shop will upgrade the 12-acre property with improvements to the interior, exterior, landscaping, signs, lighting and parking areas.

FINANCING

JLL arranged acquisition financing for Monticello Apartments, a newly renovated 116-unit property in Fort Worth. JLL worked on behalf of the borrower, Price Realty, to secure the five-year, fixed-rate financing through Freddie Mac. The loan will be serviced by JLL Multifamily, a Freddie Mac Optigo lender. The JLL Capital Markets debt advisory team representing the borrower was led by John Brownlee, Bo Beidleman, Blake Morrison and Aaron Craig.

Greystone closed a bridge loan debt placement and preferred equity component to refinance The Barcelona on Chisholm Trail, a 248-unit multifamily property in Fort Worth. The Greystone team overseeing the $22.9M deal included Lance Wright, Thomas Wayda, Dante DiStefano and Matthew Zisler. The borrower was MBP Capital.

Affinius Capital originated a $55.3M loan to Stillwater Capital to refinance Crystal Springs, a two-building, 387-unit multifamily property in Fort Worth.
